Why 25%?
Full-service vacation rental management fees typically range from 20% to 40%. Some managers advertise lower rates but charge separately for guest communication, pricing optimization, or cleaning coordination. Our 25% covers everything below—one rate, no surprises, no nickel-and-diming. And because we earn only when you earn, our incentives are fully aligned with yours.

What's Billed Separately

- Outside vendor work: Billed at cost plus a 10% coordination fee that covers coordination and supports our in-house team's fast response times.
- Professional photography: Included with 12-month commitment; covered by the upfront deposit for month-to-month clients.
Most owners see less than $200/month in additional costs.

$5K Income Guarantee
If we don't meet or exceed the projected income for your property in the first year, we'll credit you the difference—up to $5,000. See §12 of our Management Agreement for full details.
$10K Damage Protection
Every property includes up to $10,000/year in accidental damage protection ($2,500 per incident) as part of our management service—not insurance, but a courtesy program we fund so you don't pay out of pocket for guest-caused damage. See Attachment C for full terms.

Common Questions
Are there any setup fees?
Two separate costs: (1) a one-time $500 onboarding fee that covers the time and effort involved in setting up your property; and (2) an upfront deposit ($950 standard, or just $100 with our 12-month option) that covers out-of-pocket setup expenses like professional photography and smart locks—any unused portion is credited back to your account.
What's the contract length?
Month-to-month with 90-day written notice. The notice period allows us to honor existing guest reservations and ensure a smooth transition. We also offer a 1-year option where we cover certain upfront costs like professional photography and smart locks.
Are cleaning fees separate?
Cleaning fees are passed through to guests and are not deducted from your revenue. Our in-house cleaning team handles turnover cleaning after every guest stay.
How do I get paid?
Payouts are initiated weekly after deducting our management fee and any property expenses—you'll see every transaction in your owner portal. We pay faster than most managers who pay monthly.
