The Branson Short-Term Rental Market

Branson draws over 8 million visitors a year to its 100+ live shows, Silver Dollar City, and Table Rock Lake recreation, making it one of the strongest vacation rental markets in the Midwest. With an average daily rate near $240 and an active tourism season running from mid-March through December, professionally managed lakefront cabins consistently outperform self-managed properties in this market.

We recently expanded into the Branson market with a portfolio of 12 lakefront cabins on Table Rock Lake in the Galena area—a quiet lakeside community on the lake's western arm with direct water access and less commercial density than the Branson strip. Each property offers direct lake access, and we're applying the same dynamic pricing strategy and full-service management approach that has driven a 31% higher occupancy rate than market averages across our existing portfolio.

Your Property, Our Expertise

Garrett Ham, Founder and CEO of Weekender Management, managing lakefront cabins in the Branson area

Weekender Management was founded by Garrett Ham, a Yale graduate, U.S. Air Force veteran, licensed attorney, and real estate broker who has managed over 200 properties as an asset manager. Before launching Weekender, Garrett spent three years in Walmart's Real Estate Division in Bentonville and served as a JAG officer.

When Garrett purchased his first short-term rental, he couldn't find a management company that met his standards—so he built one. What started as a single property has grown into a team managing 65+ properties across Arkansas, Missouri, and Florida. The company is strengthened by the involvement of Garrett's parents: Dr. Richard Ham, a retired Air Force officer and former senior TSA official who serves as COO, and Mrs. Ham, a former educator and Air Force veteran who leads the hospitality department.

We expanded into the Branson market because we see the same characteristics that made Northwest Arkansas successful for vacation rental owners: strong tourism demand, a growing market, and an underserved need for professional, technology-driven management. When you work with Weekender, you're partnering with a family of veterans who bring a law degree, a doctorate, a broker's license, and a personal commitment to every property we manage.

Frequently Asked Questions About Branson Vacation Rental Management

Answers to the most common questions from Branson-area property owners.

How much can a Branson-area vacation rental earn?
The Branson STR market averages around $240 in daily rate (per AirDNA, which tracks both Airbnb and Vrbo) and roughly 51% occupancy, with an active tourism season running from mid-March through December—one of the longest in the Midwest. Summer (June–August) and the holiday season (November–December) drive the strongest demand, while spring and fall offer solid shoulder-season bookings. Lakefront cabins on Table Rock Lake tend to outperform the market average, especially during summer and Silver Dollar City festival season. Professional management with dynamic pricing is the biggest lever for maximizing annual revenue. Get a free income projection for your specific property.
What does Weekender Management charge in the Branson market?
We charge a commission on the base rate your property earns—the nightly accommodation revenue—plus we retain cleaning fees and damage waiver fees, which cover the cost of providing those services. For a limited time, we're offering a 15% commission rate for Branson-area properties that sign before June 30, 2026. There are no hidden monthly fees. You receive a detailed weekly payout and a monthly statement showing every dollar in and every dollar out. Visit our Pricing page for more details.
What platforms will my property be listed on?
We list your property on Airbnb, VRBO, Booking.com, and our own direct booking website at stay.weekendermanagement.com. Multi-platform distribution maximizes your property's exposure and reduces dependence on any single channel. We handle optimized photography, compelling descriptions, and competitive pricing across every platform.
What taxes apply to Branson-area short-term rentals?
STR operators in the Branson area face Missouri state sales tax (4.225%), local sales tax (varies by municipality), and a 4% Branson tourism tax for properties within city limits—bringing the combined tax burden on lodging within Branson to approximately 12.1%. Properties in Galena and surrounding Stone County areas have different local rates and are not subject to the Branson tourism tax. Airbnb and VRBO automatically collect most of these taxes. We handle collection, reporting, and remittance of all required taxes on your behalf so you never miss a filing.
Do I need a permit or license to operate an STR near Branson?
The City of Branson requires a $100 annual short-term rental license plus a $150 STR Permit from the Fire Department (valid for three years after passing a fire safety inspection). Operators must also post a tourism tax bond and hold a Missouri Retail Sales Tax license. The total initial cost to legally operate an STR within Branson city limits is at least $250 plus the bond. Properties in unincorporated Stone County (including the Galena area near Table Rock Lake) are generally not subject to city-level STR licensing, though county and state tax registration is required. We handle all licensing, permits, and registration as part of our onboarding process so you don't have to navigate the paperwork yourself. For a full breakdown, see our Branson STR Regulations Guide.
Can I still use my property personally?
Yes. You receive up to 30 calendar days and 8 weekend days per year of personal use at no extra charge. Simply block the dates in your Owner Portal. If you'd like unlimited personal use, a $99/month software fee applies to cover our overhead during those periods.
How long is the contract? Can I cancel?
We operate on month-to-month terms. You can cancel at any time with 90 days' written notice. There's no long-term lock-in. We also offer an optional 12-month commitment that reduces your onboarding costs.
What does the onboarding process look like?
After signing, we commission professional photography, install a smart lock and storage lock, set up your listing across all platforms, configure dynamic pricing, stock initial consumables, and complete an initial deep clean. Most properties are live and accepting bookings within 2–3 weeks.
When is peak season for Branson vacation rentals?
Branson enjoys one of the longest active tourism seasons in the Midwest, running from mid-March through December. True peak demand periods are summer (June–August), when family tourism and lake recreation drive occupancy above 60%, and the November–December holiday season, anchored by Silver Dollar City's An Old Time Christmas. Spring (April–May) and fall (September–October) are solid shoulder seasons with moderate demand—Silver Dollar City's Festival of Wonder, Moonlight Madness, and Harvest Festival create reliable demand spikes during these periods. January and February are the clear low months (SDC is closed, many theaters go dark), but strategic pricing for extended stays and last-minute bookings can still capture meaningful revenue.
